Azizi Developments will pre-launch Azizi Florence, its Sharjah masterplan, on 10 September 2026. It is a development valued at AED 30 billion, planned as a complete community rather than a cluster of buildings. For anyone weighing where to own in the northern emirates, it repays a close look.

What is being built

Florence will comprise 1,130 villas, more than 6,000 townhouses and 3,500 apartments. The masterplan was conceived and designed entirely by Azizi's in-house engineering team, which matters more than it sounds. A single design authority across a community of this size tends to produce a coherent place, because the streets, the parks and the buildings are drawn by people answering to the same brief.

The community is the product

Homes are the straightforward part of a masterplan. What decides whether one becomes somewhere people stay is everything drawn around them.

Florence carries a school for 1,000 students, two Jumma mosques with prayer halls in every residential cluster, a community mall, six clubhouses, a 1,000-seat ballroom, and 24/7 community-wide facilities management.

Read that as a description of daily life rather than a specification. A school inside the plan makes the school run short. Prayer halls at cluster level make the walk a matter of minutes. A mall within the community means the weekly errand does not require leaving it. Individually these are small things. Together they decide how a family actually experiences a place.

Green space at proper scale

Florence is planned as a green community: landscaped grounds, water features, flower and botanical gardens, and parks throughout, anchored by a signature Central Park of 1.7 million square feet.

Twelve kilometres of jogging and cycling tracks run through it, alongside spas, gyms and swimming pools. Landscape at that scale does work beyond appearance. It shades the walk, cools the microclimate, gives children somewhere to go that is not indoors, and gives a community a centre.

Culture written into the plan

This is what distinguishes Florence most clearly. Alongside picnic areas, a weekend market, gathering spaces and children's play areas, the plan includes a cinema, a 3,000-seat amphitheatre and an Art and Culture Plaza.

Cultural venues are rarely drawn into residential masterplans at this scale. Their presence is a statement of intent: this is meant to be somewhere people travel to, not only somewhere they sleep.

A return to Sharjah

Florence is also a homecoming. Mirwais Azizi, Founder and Chairman of Azizi Developments, first came to the UAE in 1995 on a five-day business visit to Sharjah. He had registered a company and taken a small office before that visit ended, and moved his family into a Sharjah villa three months later. He has written about the school bus arriving each morning, and evening walks along the Al Buhaira Corniche, as among his most cherished memories of those first years.

Developers build where the plan works. They build with particular care where the place means something to them, and Sharjah is where this one began, more than three decades ago.

What to establish before you commit

One thing to be clear-eyed about: a masterplan of this size is delivered in phases, and buying early means buying a plan. The full character of the community — the park mature, the amphitheatre in use, the mall trading — arrives over time, and the earliest residents live alongside construction. That is normal at this scale and entirely navigable. It belongs in your expectations from the start rather than as a discovery later.

Four questions worth answering:

  • Position. Where your cluster sits relative to the Central Park, the school and the mall.
  • Phase. Which one your unit belongs to, and what completes alongside it.
  • Schedule. How the payment plan maps against construction milestones.
  • Amenity timing. Which facilities are contracted within your phase, and which follow later.
